Electricity should make properties better for people

People need to feel comfortable and safe in your facility. We’re the commercial electricians that property managers and owners partner with because we think about how electricity can make working, shopping, learning and being home better for the people who use their properties.

We install, repair and maintain the electrical systems and equipment that keeps the power on where employees work, where people shop for cars, visit stores in the mall and go to their doctors, dentists and lawyers. We configure the electrical panels and install the wiring that brings power to the classrooms where students learn. We design and connect the electrical systems that call the elevator that takes them away from the office or home to their suite at the end of the day. We wire the sensors in the hallways and common areas of a parent’s assisted living residence to detect movement and turn on LED lights when someone approaches.

At 401 Electric, our partnerships with property managers drive us to take the best ideas about electricity systems and install them. Together we make spaces comfortable, accessible and safer for people. The energy savings come later.

Better electricity comes from better plans and ideas about electricity

We run assessments before we run wires. Our commercial electricians have the experience to assess the unique characteristics of your building’s electrical infrastructure and the demands of the new equipment and increased capacity it will be expected to support after a renovation or expansion. Can your main electrical service handle the load? We’ll do the precise calculations that will tell you.

Commercial electrical systems are large and complex. They draw a lot of power as critical as lighting, heating, ventilation, air conditioning, refrigeration, security and surveillance, emergency backup and even that forklift hoisting pallets on and off the loading dock. They often require higher power specialized hook-ups for commercial equipment. For good reason, they must be designed and installed to meet the strict safety standards of commercial facilities because the high number of visitors and occupants exponentially increases risk if there’s an electrical malfunction.

We have the experience to assess your facility’s current and future power requirements and consider how employees, shoppers, tenants and others are going to access it and enjoy the benefits of electrical services safely. Does your building have enough power to do what you expect of it every day? Will it handle that EV charging station? Tell us what you want to do, and we’ll get started on the assessment to see if you have the power to support it. And if you don’t, we’ll tell you what we can do about it. We’ve helped countless businesses turn ideas about electricity into lower utility bills and environments that work better for the people who use them.

Having an electrician on call is not much good if no one takes the call

We service commercial, retail, professional services, institutional and multi-unit residential buildings twenty-four hours a day, seven days a week, every day of the year. When our customers are not taking care of their customers because of an electrical issue, we’re on the way.

Emergency service is actually not the most important thing we do for our customers. It just feels like it when your business is suddenly down because of a power problem, and we’re talking to you about getting it back up. Call us for help any time and a live person answers our phone.

Of course, most of what we do is not in response to emergencies. That’s because our service focuses on identifying electricity issues before they become the problems that shut down our customers’ operations. We know our customers’ electrical systems inside and out because we maintain them. Commercial electrical systems are under almost constant stress, so components need to be inspected and tested and repaired or replaced as necessary. The long hours of a distribution centre running heavy lifting equipment and other packing tools can prematurely degrade elements of a building’s electrical infrastructure. Without maintenance, things break and work stops. When the power’s down at the mall, stores aren’t processing payments and selling the goods and services that pay the rent.

At 401 Electric, we understand that when the electricity’s not working, neither are the businesses that depend on it. That’s why our customers depend on us.

Doing more with less is good business

For our commercial customers, it’s not just about hooking up specialized equipment although we do that exceptionally well. We also understand the advances in technology and electrical systems that let people work more comfortably and efficiently while that work consumes less energy. A new receptacle for an office printer or a compressor or the charging station for an electric lift truck or the walk-in freezer—all are opportunities to think about improving energy efficiency.

Because electricity is a major expense for commercial properties, using it efficiently has never been more important. With our experience with countless energy saving projects, we help our customers clarify energy efficiency objectives and identify what makes most sense for them. Is the energy upgrade to attract and retain tenants? Or is enhancing employee comfort the priority? Are you hoping to create a more visually attractive venue for shoppers with better lighting? We assist our customers in understanding the electrical issues central to a wide range of projects. We monitor government energy efficiency funding programs and advise our customers on how to receive the financial support for which their projects are eligible.

Upgrading a facility’s conventional lighting to commercial LED lighting makes the environment safer and more welcoming while lowering energy costs and earning government incentives. EV charging is a game changer for commercial facilities. Does your building have the power to support it, or do you need an electrical service upgrade? Could a level 3 EV charging station be part of your backup strategy supplying power to critical systems when there’s a blackout? Are you integrating a backup generator with a UPS system and need electrical professionals who know what’s involved and how to get it all installed? Whatever your project, we know complex commercial electrical installations and how to get them done so your business receives the full improvements in energy security and efficiency you’re looking for.

Submetering tells you how your electricity is working for you

Wasted electricity is throwing money out the window. Submetering closes that window. With submeters at your facility, you’ll know the real costs of operating specific equipment and commercial processes. And when something suddenly starts drawing more power indicating that it’s about to fail, such as that commercial refrigeration unit, you’ll know about it in time to do something about it.

Lighting, HVAC systems, pumps, compressors, other electrical equipment—if it uses electricity, it can be tracked and monitored for unusual power demand. Identifying where your facility is wasting electricity and giving you advance warning of equipment failure. The time has come for monitoring electricity in real time.

Demand for infrared thermography is heating up

We do infrared thermal imaging of our commercial customers’ electrical infrastructure and connected equipment. We see the heat signatures that are the warnings of potential electrical system failures, an oft-cited cause of fires in commercial and industrial buildings. We also get better information to focus maintenance activities on specific issues and more effectively reduce unplanned downtime.

Infrared inspection detects the heat that electricity throws off along a circuit through panels and breakers flowing to the equipment it powers. Our certified thermographers analyze images of heat signatures and use their training to find faulty wiring, overloaded circuits, unbalanced loads and loose or deteriorating connections. In mechanical systems, infrared inspection can identify overheated motors and point to problems with belts, bearings and shafts.

Our infrared thermography is not disruptive to your business equipment continues to operate as heat signatures are scanned. Boosting safety, reducing downtime, making maintenance programs more effective—just some of the reasons interest in infrared thermography is heating up. LEARN MORE!

Full charge ahead with EVs

At 401 Electric, we support the businesses that sell electric vehicles (EVs), the companies that drive them and the organizations putting in the stations to charge them.

The major car companies are gearing up to get more Level 3 DCFC (Direct Current Fast Charging) chargers installed at their dealerships. That’s the kind of charger that tops up an EV in about thirty minutes. We look under the hood with dealers to sort out the upgrades required to their electrical service as well as the specialized infrastructure necessary to get their EV charging networks plugged in. We manage the site audit to find out if there is available power capacity. And if an electrical service upgrade is needed, we meet with the local utility to determine the size and estimated costs of the increased service that can be delivered.

If you’re transitioning a fleet to electric, you have questions. Different EV chargers (level 1, level 2, level 3) have different electrical requirements and deliver different charging speeds. What type and how many make sense for your facility? Can you plug into government incentives and should you? We have answers because we install the electrical infrastructure that powers EV charging stations.

Some facility managers are seeing the EVs of their customers and others parked outside the building and wondering whether they should be providing options for charging those vehicles. It’s good for business to support the clean energy economy and installing EV charging stations is certainly a dramatic sign of a commitment to reducing carbon emissions and transitioning to renewable energy. But can charging stations be done at this site? What about fees for charging? Can the building power it? What about government incentives?

If you’re thinking it’s time for your commercial site to go all in with EVs, we can help you design the project. And when you’re ready to charge forward, we’ll get it installed. LEARN MORE!
